We’ve stayed in many hotels and apartments around the world, from tiny rooms to beautiful villas, and this was honestly our first experience like this. We arrived around 2:30 PM, right after check-in time. There is no elevator, but that’s completely understandable for an old Venetian building. We carried our luggage to the third floor, and while my wife was speaking with the host, we suddenly found out that the bathroom was shared with another room. This was a huge surprise for us because on Trip.com the booking clearly mentioned private facilities in the room and a shower. Only later did we realize that the bathroom was actually outside the room and shared between two rooms, with separate keys for the wooden bathroom door. The bathroom itself was clean and decent, but for us this completely changed the experience. We have never stayed in a place with a shared bathroom before, and finding this out only at check-in was very disappointing. Another frustrating point was the check-out policy. Check-out was at 10:00 AM, which we already knew from the booking, but honestly this was only the second time in my life I’ve seen such an early check-out time — and I’ve probably booked more than 200 hotels. I think the only earlier one I ever had was 9:30 AM. I genuinely do not understand why there needs to be a 4-hour gap between check-out and check-in for cleaning a room that does not even have a private bathroom. On top of that, the host said it was impossible to leave luggage after check-out because she had “negative experiences” before. So after an already disappointing stay, this just added another layer of inconvenience. Other downsides: * terrible pillows — sleeping felt like your head was at a 90-degree angle; * extremely poor sound insulation, you can hear literally every movement from other guests; * in the shower there was nothing except hand soap near the sink — no shampoo, no conditioner, no basic amenities. Positive points: * very good location; * the room itself was clean; * coffee was available in the room. Unfortunately, the bathroom situation completely overshadowed all the positives for us. Because of that, I would rate this place 2/5.

This is a great, centrally located property. We got the superior room with bathroom right across the hall. It was a very clean room and the host was very welcoming and met us at exactly our agreed upon check in time. As many have said, the property has a lot of steps, but this is no different than many other properties we stayed at while in Italy. Overall, would definitely stay here again next time we are in Venezia. Thank you!

The owner was very helpful and kind. The room had all the necessary and was clean, it also provided a coffee machine. The only thing which was not very comfortable is the bathroom which was out of the room, on the other hand it was next to the room and was also very clean. Finally the location was amazing very close to Rialto bridge.

I really don't understand some of the comments about this place. Room was clean, same as bathroom. We had a room at the last floor of the building. The bathroom was next our room but that was not a problem. We had a key so we can lock it whenever we want. The owner was super nice, he immediately informed us what we should check in Venice and on what to watch out for. The localization was also good, it was great place to start our tour around Venice.
